Lew and Pam Bretz have
directed that their property and business at 824 Elephant Pass Road
St Marys, Tasmania, is offered for sale by Private Treaty, for the
best offer above $ 1.25 million dollars
plus SAV.
-
the business is
currently under lease to the proprietors and will remain so for
the duration of the current lease, ie until 2014. SAV will be
determined at that point and is not payable until then.
-
From settlement date
the new owner/s will be owed monthly rental payments (or the
equivalent at other agreed intervals) from the
proprietors-as-tenants, effectively reducing the sale price by
over $100,000, exact figure dependent on settlement date.
-
For a maximum of six
months following settlement the Bretzes will require use of the
bush shack at 825 Elephant Pass Road for storing personal
effects as they ‘transition’ to another residence.
-
To protect existing
business conditions, all features of the current lease shall
apply until its expiry. From that date the new owner may wish
to propose variations on current contractual arrangements or
otherwise change operation of the restaurant as they see fit.
Advantages
as a Country Lifestyle property:
Privately Residing at
Mount Elephant
Both residences have
kitchens, dining areas, bathrooms (each with a bath) and each
with two bedrooms. The larger residence has its own laundry and a
large entertainment area with panoramic views to the Douglas
Apsley hinterland. The front entrance, kitchen and bedrooms all
have their own wide-ranging views, including ocean views from
upstairs. The effect is one of being “open to nature” without
others intruding on your domestic space.
When owners are away, the
constant occupation of the restaurant at front is a comforting
security feature. There has never been a break-in at Elephant Pass
and, until an insurer recently objected, doors were left unlocked
overnight—even at the restaurant! So Mount Elephant is not just a
great place to live, but an easy place to leave for without feeling
one’s home will be insecure during the absence.
Peace and Quiet, with
occasional tourist sounds…
At an income-producing
tourism property like Mount Elephant Pancakes, tourist influx is a
daily occurrence. Roughly seventy percent of visits occur between
Christmas and Easter. But even with the comings and goings of cars
during that period, normally the owner-in-residence is hardly made
aware that a business is operating at front. For much of the year
outside that peak period, little activity that takes place that
would even be noticed by anyone living in the two on-site houses.
In and around Elephant
Pass…
An eight minute drive to
St Marys satisifies most everyday needs--bread, milk, paper,
banking, pub with bottle shop etc. A satellite dish on the main
residence insures internet and other contacts further afield –such
as Skype, Austar etc.
Ten minutes drive down
Elephant Pass is pristine Lagoons Beach, several kilometres in
length. It usually sees few visitors except when surf-fishing
becomes an everyday event for summer campers at the nearby
campgrounds. An additional 15-20 minutes drive takes you
to Four Mile Beach and other more dramatic landscapes in one
direction, or to the charming coastal village of Bicheno in the
other.
Launceston is 90
minutes from Elephant Pass and is a cosy but commercially
convenient-sized town for those who miss certain city assets without
wishing to be back in a metropolitan city like Melbourne or Sydney.
